Terms and Conditions - Mayfair River Residences by Burgundy

1. Booking and Payment

The booking of any unit at Mayfair River Residences is subject to the payment of the booking amount as specified by the developer, Mantra Properties.

All payments must be made as per the schedule provided in the agreement, including applicable taxes and charges.

Delayed payments may attract penalties as per the terms of the agreement.

2. Agreement to Sale

The purchaser must sign the Agreement to Sale within the stipulated time after booking confirmation.

All terms and conditions outlined in the Agreement to Sale will be binding on both parties.

3. Modifications and Customizations

Any modifications or customizations to the unit design must be requested in writing and are subject to approval by the developer. Additional costs, if applicable, will be borne by the purchaser.

4. Possession and Handover

Possession of the unit will be granted upon the completion of all payments and compliance with the terms of the Agreement to Sale.

The tentative possession date is as specified in the agreement, subject to force majeure conditions and any regulatory delays.

5. Cancellation Policy

Cancellations made before signing the Agreement to Sale will be subject to deduction of the booking amount or as specified by the developer.

No refunds will be processed after the Agreement to Sale is signed, except as outlined in the agreement.

6. Amenities and Facilities

Access to amenities and facilities will be governed by the rules and regulations set by the project management.

Some amenities may be subject to additional charges, which will be communicated to residents.

7. Legal and Regulatory Compliance

All transactions and agreements are subject to compliance with applicable local and national laws, including RERA regulations.

The purchaser is responsible for ensuring timely registration of the unit and payment of applicable stamp duty and registration charges.

8. Transfer of Ownership

Any transfer of ownership or rights will be allowed only after obtaining prior approval from the developer and settling applicable transfer charges.

9. Maintenance and Association

Maintenance of common areas and facilities will be handled by the project’s management or association. Residents must pay maintenance charges as determined.

Formation of the resident association will be facilitated as per the governing laws.

10. Dispute Resolution

Any disputes arising out of the booking, purchase, or ownership of a unit will be subject to arbitration as per the laws applicable in Pune, India.
